Tips for Tenants

The following information should assist you in dealing with our office
and ensure a trouble free tenancy.

Please telephone or call into our office to arrange all inspections.
If you have specifically requested an address of an advertised rental property with the intention of completing a drive-by, please DO NOT enter onto the property unescorted under any circumstances. The property may very possibly still be tenanted and entering onto the property is illegally trespassing and an invasion of the current tenants right to privacy.

You will need to complete our office Tenancy Application Form which includes, but is not limited to, personal information, employment detail, tenancy history and referees. Your application should also include a clearly visible copy of your current photo ID, rent receipts and any other supporting documentation. We endeavour to process fully completed applications within 48 hours of being received complete.

Once notified of your application being approved, you should immediately arrange for one weeks rent to be paid as a deposit and finalise an appointment to complete the Residential Tenancy Agreement and other related documentation.

At your appointment to complete the Residential Tenancy Agreement, you must pay the following by bank cheque, cash or money order:

* The amount equivalent to 4 weeks rent (for unfurnished property's) as a rental bond
holding. (Please note that weekly rents over $500 attract a higher rental bond)
* Or the amount of 6 weeks rent (for furnished property's) as a rental bond holding.
* Your first two weeks rent (less any deposit previously paid).

Once all the necessary paperwork is signed by all parties and all monies are fully paid, then upon your tenancy commencing you'll be issued with the keys to your new home.

Under QLD tenancy law you must pay rent for the period of time about to occur NOT for the period of time that has just passed. To allow for unforseen circumstances that can occur in everday life for anyone at any time our office prefers that rent is kept fortnightly in advance to provide you with 'breathing space' and peace of mind. If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact our office. Our office does not accept spilt payments, for tenancies with more then one tenant listed on the Residential Tenancies Agreement, you must combine you payments before depositing the total rental funds due into our rental trust account.

Your rental bond will be lodged with the Queensland Residential Tenancies Authority. The bond is held as security against any damages caused to the premises (less fair wear & tear).
The bond will be refunded promptly after you vacate, provided the property is left in as close as possible to the same condition as when your tenancy commenced and there are no outstanding monies either due or owing.
Our office will complete the required Residential Tenancies Authority paperwork AFTER we have conducted a final exit inspection upon you returning all keys and advising our office all tenants have completely vacated the property.

The actual bond refund process can be made by the Residential Tenancies Authority in several ways, being:

* In person at most Australia Post Office outlets upon provision of both current ID and duly signed & fully completed paperwork (please note that this alternative requires ALL tenants listed as bond holders must be present and provide current ID)

* Electronic bank payment to your nominated bank account.

* By way of a cheque posted to your nominated address.

# Please note that regardless of your preferred refund process the Residential Tenancies Authority follows a rigorous verification process upon receiving a refund request. This process involves them thoroughly checking and verifying ALL details and signatures that are required to release any bond funds. They WILL contact the listed agent on the bond holding to verify the request if in doubt. #

The bond is not intended to be used for the last months rent, when vacating you must continue to pay rent until your vacate date.

During the course of your tenancy, the premises will be inspected periodically by Coomera Property Management. These inspections are detailed but do not take up a great deal of time, you will be provided the required written notice along with a check list that will be sent to you prior to the inspection time. We ask that tenants to please take the time to fill out these forms and list any repair issues that you have noted while living at the property. All repair issues are then passed onto the owners for approval. Whilst it is not necessary for you to be present at these inspections you are certainly welcome to be present and we prefer that you are. It provides the opportunity to openly discuss any matters and clarify any concerns.

A duplicate key to all locks on the property is retained by Coomera Property Management for security and emergency access purposes only.

Any tenant who advises our office that they have lost keys and require a replacement will be responsible for any costs incurred.

Any locks to the property can only be changed by Coomera Property Management. Should you wish to padlock side gates for security reasons, a copy of the padlock key must be provided to our office.

We strongly urge you to insure your own personal possessions against any loss, damage or theft. The property owners building insurance does NOT cover your belongings.

It is the tenant's responsibility to arrange their own utility accounts upon commencing their tenancy in his or her own name(s) and then to arrange to have a meter reading and the account finalized upon vacating the premises.
But why spend your precious time on the phone contacting all your utility suppliers? With your permission our office can arrange for a Utility Connection Service Provider to contact you. And best of all it is a completely free service for you. There is absolutely no obligation and you get to choose your service providers & which services you need or want. With just the one single phone call they make to you they can arrange both the disconnection of your utility services from the property you are leaving and arrange the connection of your utility services at the property you are moving into.
Moving homes isn't easy, so while your busy doing the important & time consuming things involved with moving leave ALL the ringing around to disconnect then re-connect your utilities for you, and it's all a completely free service for you.
Just imagine how easy it would be moving into your new home and everything is already connected.
